I am hoping to get a few tips on first, how do you get the conversation started with leasing companies or agents?   

Just started using https://www.turbotenant.com/ it gives you a focal point to house documents, gives you a credit report and some other things but it's still your decision to make with the collected information. 

The one thing that’s so annoying is when you watch a webinar that was sent by email on Safari if it cuts off you gotta watch it from the start and it didn’t let me fast forward. 

Cold calling, texting, and direct mail can feel like a never-ending loop, and I get why a lot of it doesn’t land strong results.For me, AI has been different because it’s not just another bulk messaging tool—it actually starts real conversations.

Start with why you want to do this.

Piece of advice - when I started I wish I would have focused on my multifamily niche/expertise from day one vs trying to be the agent for everyone (flippers, STR buyers, land, etc).
