I have had this burning desire for a couple years to start back flipping homes and then would like to rent for positive income to fund my flips.

However, I would hate for you to get burned on your first deal.

Worst case scenario I can imagine without having it would be something like your tenant burns the house down, maybe somebody dies in the fire, maybe not..but in any event, you file an insurance claim and the first question the adjuster asks you is "did you have a CO?"

You'll also find people more than willing to help you and answer your "burning" questions.

@Cassidy Burns  Hi Cassidy, I know what you mean, it's frustrating when you want to get started but there are obstacles in your life preventing you from doing so.  

If you are new at this it is worth the cost of paperwork rather then the expensive cost of a hard lesson learned and getting burned.

Every time I've attempted to deviate from such a business model, and my incentives have gotten out of alignment with the provider, I've gotten burned.

If current fed gov't plans keep rolling in the same direction, well in WI we burn lots of coal right now, they want to just kill that off sooner or later and that's not good for our future rates and one bit of useless trivia I know is that IL has more nuclear plants than any other state, not sure where that concept is headed after what happened in Japan, but I doubt it will help to lower costs for nuke plants!

He is selling simply because he's burned out, and would like to retire.
