You should have completed a Phase 1 and possibly even a Phase 2 before you purchased the property.

When building an SFH, we had plans appraised and then went from there going from draw to draw based on phases the banks requested.

I am in the pay off all debts (to increase my debt to income ratio) phase while also trying to save up money to start. 

And Ram is focused on the equity growth; from mortgage paydown via tenant paid, from appreciation AND forced appreciation because Ram has a GRREAT advisor who get's him into Phase-I development's in the hottest, growing markets, in short "getting in early" and enjoying the equity ride up.

Might just be their teen phase.

I'm looking for a manager who is strong operationally and is willing to provide input during the underwriting and due diligence phases. 

I agree AI now is only entering Netscape phase with still so much potential.

I will also need a broker... but you should be advised that I'm at more of the "starter home" phase, rather than looking for trophy listings.

The plan is to have a proof of concept project up and running in the next 45 days, so I will be posting all phases of the project.

I would only change these items if I know the area does not see much vacancies or if I replaced everything breakable at the initial renovation phase.
