Having even the impression that they had a bidder, who you turned off to look at your item is a quick way to get a bad rep and kicked out of future ones.

Also, try your best to close on every deal you put under contract or you might start to get a bad rep in your area.As far as being a broke newbie and mailing/cold calling here is my suggestion.

Also if there is inter-tenant conflict you can be impartial.

The lower you rate the harder a rep has to work to find products to match your qualifications.  

And your buyer's rep agreement states that the buyer will pay you the commission if you are unable to collect it from the seller.And yes, you have to run it through your broker since you are acting as the broker's agent in a transaction.
