I’m going to disagree with @Chris Seveney and say whether an assignee could force a sale directly would be a state law issue and heavily dependent upon the contract terms. 

The issue I had was that most lenders required a certain number of completed flips done under a LLC.

My issue is finding the right opportunity being that I'm in a high COL area.

The issues can be local so look for someone in your area who is posting and try to contact.

For example, to get up-to-date property tax data you would need to scrape every county's tax data website (thousands of different websites, data formats, issues, etc...) then aggregate and clean the data.

What would you say the biggest issue has been?

The same issue happened, we would get pressured to make over 150 dials a day, yet us AQ specialists got nothing in return, and it's been nearly a year and i haven't gotten paid by either company.
