After seeing the appliances in person, we decided to keep the range and replace the fridge and dishwasher.  

He agreed to have an electrician bring the kitchen up to code, is hiring a sheetrocker to repair all the sheetrock, replacing the kitchen cabinets, and replacing the SS dishwasher to match the fridge/microwave/stove....and my offer is still $49k.I also talked to him about the foundation and they had it inspected by a structural engineer and repaired for $13k a couple years ago.

he did inspect the dishwasher actually, but not the fridge or washer and dryer.

Good examples include, a fridge with broken door shelves (sometimes just worth replacing fridge), harvest gold,  dated dishwashers!

I also spent an entire day cleaning the house because they spilled something sticky all over the fridge, they left a box that had some sort of grease on the deck which got on the side of the house the door.

People will pay 5 dollars for a broken fridge.

In a perfect world like you mentioned where there is no maintenance issues and pretty clean I would go in an spend about an hour making sure stove, fridge, tubs, sinks etc were really clean and looking good.

I did have a fridge leak for who knows how long and several pieces of the Allure had to be replaced.

You'll never get a 2 amp coffee pot, crock pot, toaster, hair dryer, clothes dryer, washing machine or stove and fridge.
