As a PA resident and investor, my accountant wanted a separate LLC for DE purchases, and I'm actually not sure why. 

I'm saying I wouldn't buy a Ford from someone driving a Toyota, I wouldn't hire a property manager that had no experience in owning a rental, and I wouldn't trust a doctor that smokes.
