Paid $96k for a 2 Bedroom, 1 bath HUD home in downtown Windsor, CO in Nov. 20133.5% down, FHA with escrow account - we had 30 days to paint exterior, get water, gas, electric turned on.

The exterior has been sprayed monthly; just wondering what is required when tenant requested additional service if he/she did not have a good hygiene living style.  

I wanted to use a contract that I plan to work with in the future, but you're correct @Mark Gallagher in that I may have chosen to only have them as my mold remediators (for two houses getting mold remediation of all exterior and interior walls I figured $20K was pretty reasonable btw) and I was going to get a different contractor for the house restoration and remodel as I felt his quotes were a bit high.

Subsequently, we just received a notice of violation with the Chicago Department of Buildings that list a handful of exterior items and mold in that same tenant's apartment (which they were not able to verify because the tenant wouldn't let them in).

I need to have a roofer placed, gutters/downspouts replaced, some general carpentry, windows, and exterior paint.

The more brick on the exterior is usually better even if you have to paint it.  

Condo associations generally take care of common areas like landscaping, pool areas, and routine maintenance/repairs of the exterior of the building.

HOA is $170 responsible for everything exterior and structural. 

Whats the condition of ventilation, exterior, toilet seal, walls, floors?

For example, properties are likely to be required to be a certain size, using certain exterior materials, etc.
