However, it looks like to the left it connects to another room (maybe the living or dining room) if so, I would see if it was load bearing and maybe take down that wall and make it a little more open, probably put an island where that is.For the outside, it mostly looks like it needs a new paint job, fresh grass, and some pressure washing.

Prop tax's some of the lowest the country very low insurance stucco houses tile roofs and desert landscaping all lead to ease of maintenance over time compared to FLA which of course has all sorts of weather related issues that is detrimental to houses .. high prop tax and sky high insurance ( certain areas) But its also growing.. so there is that.

If you are young and have not collected kids, dogs, and commitments, I'd suggest putting your head down, delaying gratification, working your a$$ off (get a second job, drive for uber, deliver pizzas, buy a pressure washer and knock on doors asking to pressure wash driveways, etc.), living off of next to nothing, and looking up in 12 months to re-evaluate.
