I am all ears to what everyone has to say I am ready to absorb knowledge from everyone who is well seasoned. 

One of the terrible pieces of advice I received was from 2 people who suggested that I sell my California SFH rental (with lots of equity) to "cash flow" more and "acquire more doors" by doing a 1031 exchange into an apartment complex OOS or buy multiple SFHs/duplexes OOS.

Send up to six different pieces.  

If you withhold the rent I will toss you out on your ear, but I don't want to do that, because you're a good renter and we'll get that oven in there for you as quickly as we can. 

When I see a property starting to underperform, as the manager I have to run the data to figure out why and then make adjustments whether is lack of amenities, need updated photos, replace a couple pieces of dated furniture or increase my focus on advertising that property specifically.

I am all ears if anyone has any wisdom to impart to a newbie.So, I recently launched an LLC and I am working on getting it certified as a Woman Owned business; not sure if that will help in any way, but I figure it can't hurt.
