If it were me, I'd just be honest and open a dialogue with her. 

Once you have that foundational understanding & can have thoughtful dialogue with other industry professionals, I think it is much easier to network with experienced investors who might be willing to mentor you or partner on a deal.

I hope this helps someone out there and at least initiates dialogue.  

@Harlan LoVulloBe friendly and start the dialogue that you buy real estate and if they ever wanted to sell to let you know first.

NO costs.. they don't have to worry about title or escrow.. its all free county just sends them a check the form is one page etc etc. but for sure the first step is to talk with them.. you need to find them and start a dialogue.  

Over 160 people on Facebook marketplace reached out, and I would copy and paste this dialogue and send it to everyone.

It has opened up good dialogue and if anything has only seemed to have a positive impact.

I don't use memorized dialogue or an over the top extroverted personality and I would never enjoy a sales job.  

By making them dialogue with you, you will get an idea of a lot of things without a free for all.  

I’m no bigot but I’m sure a fan of respectful dialogue.
