I'm starting a rehab in Springfield and the quotes I've gotten for a total demo, new flooring, drywall, etc. are all across the board.

Of course in that case the roof was gone and so was the floor between 2nd and 3rd story...exterior walls were generally sound.There doesn't seem to be nearly as much room on the valuation in this case...What is the value of the land, and what would cost of demo be?  

I needed new kitchens, baths, waste and vent stacks, heating, 40 windows, new roof, floors, walls, the garage was compromised -likely demo, porch, electrical work, mold in the basement, etc.I assumed ARV $390,000Repairs: $150,000Difference $240,000 (bid at 75% of ARV-Repairs 180k)They were asking $255.  

It seems like if the building burned down I could demo and rebuild a new building on it for less than half of that 1 million amount.Thanks a ton for your answers already, hopefully I will have a property under contract that I need to speak with you about in the near future :)

(I.E. squatters, fires, and the demo costs if the city when the city requires you to remove it after say year 15 due to its dilapidated condition.)

For example, demo work (cabinet removal, flooring removal, debris, etc). 

If I ever demo the building, it'll be $20k to get rid of it.I send you a pm about some folks I have used in the past.

Sounds like a good idea for saving a cost on demo.

Demo can be challenging (trying to get a dumpster in there), and sometimes you have to get creative on the floor plans, but if you plan it well, those row homes can really come out nice...
