The Midwest in general is beyond silly in getting good deals. 

While his loan isn't assumable, you could structure a deal where you take over payments while giving him equity in a seller-financed second note.

Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k!

The icing on the cake is continuing to support well-needed smaller, independently owned resorts and towns over the soul-sucking corporate behemoths of Ikon and Epic, which a terrible financial deal anyway next to the regional ski councils and the amazing upstart IndySkiPass.com anyway.

There will always be buyers for good deal!

But it does give an easy way out for busy out of state heirs who don't want to deal with organizing with other heirs to redeem the property, put it on the market and split the proceeds.
