The bathroom floor is so soaked with urine that the entire subfloor needs to be pulled up and replaced, and a new floor laid down.The entire apartment is a mess, and full of old clothes and trash.It is obviously not in showable condition.So my question is this - since the verbal agreement we made was broken (not moving out the 15th, not providing pictures, and not leaving the place clean) do the terms of the original lease remain in effect?

Let's say the water heater started leaking and ruins some clothes, or the roof leaks, or their refrigerator goes bad and ruins their food?

Is there washing clothes washer and dryer?

The contents inside the home were eerily untouched - food in the fridge (gross), clothes in the dressers, furniture, end tables, tools in the workshop, toys, shoes, etc.It took me and another guy a week to catalog everything and donate it all in the hopes I could perhaps write it off.  

I plan on saving everything that i make and putting away only about 5-10% for my own good like going out with friends or buying clothes etc.

Otherwise this would be 100% my headache.I'm also concerned about what caused this flood (per your point) Basement smelled damp before this but there was no visible evidence of previous water issues.
