I am a new real estate investor and by trade I am a Cyber Security Professional and I am looking to break into the real estate rehab & flip market in the Northern Virginia areas.

I have excelled to some of the upper-most levels of Division 1 sports and attained All-American status twice in shot-put, worked as a driver for an exotic dancing company, college leasing associate, casino security guard, and now to my current field and positions which have revolved around child welfare for the last four years.

I am starting college next fall and majoring in real estate development, I just started the How to Invest course here at bigger pockets, and have purchased all the bigger pockets books (thank you cyber Monday deals!).

My opinion on appreciation is that your better to take your money to the nearest casino and throw it all on black (or red if you like red better).

Stay away from Stock market casino and stay faithful with Real Estate.

Atlantic City/South Jersey specific would also be Casinos, public venues, and large hotels.

Without proper discipline, then you are just having fun at the casino. 

Getting a real estate license to be an investor is like becoming a casino dealer in hopes of becoming a better gambler.
