Generally I start the nagging emails and texts after about the 15th of the month and depending on the response I deliver notice by the 18th.

Plus, with $4200+ in monthly income and the option for overtime, you’re in a strong position to manage this responsibly.

However, as Zane mentioned in his response, another option is to consult with a lawyer who specializes in appealing property taxes.

Some need to outsource this as they have other responsibilities that would not allow them to self-manage.
