Sellers now are in a tough position where they would ; 1) obviously move forward with deal and close of escrow as planned sooner.2) wiling to work with buyers but don't want them to back-out at the end of due diligence period without any compensation for loss of opportunity.3) Seller are contemplating to ask for a non-refundable deposit from buyers if they choose to cancel the deal and walk away at the end of the (90) days extension.4) what is fair and reasonable under these circumstances as I don't want to risk the buyer canceling the deal completely, but also don't want the seller end up with absolutely nothing?

Several iBuyers are freezing up acquisitions at the moment, those on low cash reserves are frozen up on acquisition, interest rates are on the floor, retail buyers are too shaken to contemplate much more than just doing a refi and riding it out.

While the HCV homeownership regulations contemplate a downpayment grant option (where the PHA offers a single downpayment assistance grant to the family instead of a monthly homeownership subsidy), funding has not been appropriated for this purpose and this regulatory provision has never been implemented.https://www.hud.gov/program_of...Please don't take this reply as some sort of "I'm right and you're not" scenario.I am sincerely appreciative of your feedback.

If you were to remove your listing form their platform you'd be doing much less. trust me, i've contemplated removing myself as well due to poor experience with their support but it did not make business sense. roll with the punches.
