I would speculate if oil continues to decline, you will see some sort of industry consolidation through M&A.

There is one article that even quotes the mayor complaining about him... for a while i was pumped about the low prices, thought maybe he was someone just looking to move up/consolidate but now... lol.

Why not have the investors putting out their info consolidate onto Bigger Pockest and eliminate a few of the numerous sites out there on the "web".

A year later did a refi to consolidate those two loans... and another year later took out another equity line...

I don't think we are headed toward consolidation or domination by big / well-capitalized players, in fact the opposite seems to be playing out. 

That on national level there would be a consolidating event of median price step back "AS much as" 15%, although 7-8% would be far more the norm, AND some SPECIFIC markets would have DEVIATIONS from the national average in BOTH the negative and positive up to 30%.

Over the last 6 months I have learned a lot about finding cash buyers and motivated sellers. I have handled my sellers well for the most part but I am even still dissatisfied with this system.
