Tried to get title search but it’s too late it seem and title company does not guaranty anything after charging $500.

The most successful loans are those that do not procrastinate and get the appraisers In ASAP so you can get over any unexpected bump in the underwriting process.

I’ve built a solid network of contractors, hard money lenders, conventional/DSCR lenders, and property management companies that serve as my trusted boots on the ground contacts in Memphis.

This is sad for a company like BP to not support their technology.  

Depending on the repair (reroof, new electrical system etc) reputable and solvent contractors can be open to being paid at closing.There are also third party companies such as Curbio that can be a fit for this situation.
