Property 2   3bd -  2 bath mobile home on  0.4 acre lot, rented at $775   est value  $86,000Property 3   5bd - 2 bath duplex on 0.8 acre lot,   3/1 upstairs rented at $700 .   2/1 downstairs rented at  $650   est value $129,700.most properties i see pop up on the market in my area that just need minor TLC to get a renter into are between $60,000 -$115,000 it has proven to be a roller coaster area for prices. most properties under $60k are either land, or for you guys/gals that flip. i have many years experience with remodels, building, and just general trade skills so putting some hands on work into a place does not bother me at the moment.

As of now, all the contracting work has been completed and the house is listed, but let me explain the roller coaster of events that preceded the listing.I had been using this contractor for about 4 months at the time and he was doing great work.
