Which is why I am writing this post, as a challenge to see how many clever individuals are out there discovering or pioneering the path of Real Estate hacking.

I just need to know if their is any sort of clever financing that can be completed to allow me to take out one FHA loan at an increased amount to purchase the properties jointly?

oh, and what about a bow window included. you could stage an appropriately sized table within. this would be beautiful and quite practical for said small space. add bright cheery linens. 

I've began looking into Real Estate Wholesaling late last year and have purchased Clever Investor... watched and read countless videos, forums, books, you name it.

I'm not going to get into it in this post, but you can save a huge portion of the closing costs by being clever.

It's why there are so many clever people in jail. :)     

Tucson is a heavy travel destination in the winter time (although we're getting our butts kicked by El Nino) and I, as it happened, recently had my parents visit for the first time so I'm (relatively) flush with clean towels, bed linens and a new grill. 

Is there a clever way to get this done or is it in my best interest to wait a year before looking into a rental property?

I’m not saying investing in the hood is bad but when you have a clever tenant that knows how to work the system your in for the long haul.

If you don't actively cleverly genuinely try to be better than anyone else you will always falling behind because guess what... someone else is actively trying to be better than you!
