When I made some changes to the property and put it back on the market about 15 months later for double what I paid, it was under contract in 48 hours.

We did get much lower costs when we changed to minisplits but the initial cost is high.

But it’s something I tailor the business plan to just in case.So your investor could get caught in having their loan called with not a lot of notice if things change.

Where the only violation was changing title without paying off the loan. 

We do a new FULL lease every time because laws change, terms adjust, and it's negligent to do anything less.

It all comes down to the rezoning criteria (which is about to change for Denver in Feb).

Getting the loan in your LLC doesn't change your borrowability.

And is there risk of the bank changing the rates on an assumption?

With that being said, and to be transparent, I have had a harder time finding investing partners on the last property I bought in La Fortuna which I think is related to the change in the economy.  

And still, neighborhoods can change, tenants can go rogue, things can break etc.I'm always looking for ways to help protect investors so I'm open to any ideas you have.
