If there are no water issues on the ceiling the diverter is the solution.

I’m not sure for in Brantford but I know in Kingston wether it is a duplex or triplex, i’d go to the city and they will have multiple forms listing your next steps, everything from entrances to ceiling height.

Be careful for the things that are hard to see; under the trailer, above the ceiling, etc.

We noticed that a section of house the floors were not leveled but instead of tearing everything apart the sub contractor just compensated and leveled as he tiled.Fast forward to today we get a call from the down stairs owner that they were having cracks in the ceiling and once they removed to repair they noticed that 2-3 trusses were failing at the connection point.

The investors I work with are looking at homes with bad floor plans, low ceiling heights, etc. where amateurs don't have the vision and wouldn't consider that home. 

I estimate it would take two months to get this place in living condition.I think with some new flooring, siding, paint, appliances, drop ceiling, landscape work this place would be very attractive.Let me know what you guys thing, is this a deal or dud?

Additionally, because no-see-ums are so small and are weak fliers, ceiling and window fans can be used at high speeds to keep no-see-ums out of small areas.

Paint is on floor and ceiling, even some window frames.
