Mortgage rates reached 18%, so transaction were all either owner finance, wrap, cash or subject to.  

Personally, I invest in properties in C-Class neighborhoods in my market (East Linden and Southern Hilltop), and they’ve been cash-flowing well so far.

I can see why you'd get good cash flow! 

Dover is a fantastic market and I really believe it benefits from both the ability to cash flow and a market that appreciates very well.

Don't want all my cash flow to go towards maintenance. 

Also, often times the original homeowners still live in the property so once the sale is ratified you have to go through the eviction process or offer cash for keys to get them to leave.

@Christian Artuso I only know OOS investing so cannot speak to investing locally as NYC is not my idea of a cash flow market. 

So any cash flow is a return of infinity%. 

Soon there will be a refinancing event wherein I will be cashed out.
