Huntsville seems like a great city to invest from what I have read/seen, apparently it has the highest growth rate for STEM jobs in the country, which I imagine is terrific news for investors since that should mean great tenants with high incomes.

Could your apprehension maybe stem from the fact that when you do a project (flip) for yourself (as opposed to for the contractor or the city you work for) that it's now your own money at risk?

My concerns stem from the large price gains, the ratio of median income to home prices in my home markets (5.35x in 85251 right now) and the large wealth and income disparities in the country, coupled with what I see are VERY sloppy personal financial habits of lots of people.
