Permitting is painfully slow, even with long cultivated relationships with the county.

Not a bad return.Permitting for ADU shouldn't be too much of a challenge as long as you have the appropriate lot size, level grade lot, and ample space for parking - which is what the townships care most about. 

Long story short, you spend a month cleaning and renovating, then you find a new tenant after just 15 days.In total, you lost three months of rent income ($3,000) plus paying utilities ($500).
