Not saying there is Evil intent but it’s helpful to broaden a view.The habitability issue of having them do space heaters for 5 months is going to cost you a lot in terms of credibility in any “court of equity” (ie small claims, housing) No idea of your state laws but if the lease automatically renewed for a year I suspect the renter insurance requirement would automatically renew and increasing it is a violation.

There are a couple of videos from other investors I watch just broaden my horizon, but I stick with his stuff.

I realize that’s a tall order and we are willing to broaden our range a bit if we have to, as long as it’s a relatively upscale area where we feel comfortable and safe.

I will definitely broaden my criterion with your suggestions.
