@James KieferRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

So the cheap homes in lower class areas that get the 2% rule will have the same cap ex issues and costs as the homes in higher appreciation areas that will need the same cap ex.

I personally like working with a broker because I know they are helping to vet the insurer and making sure that I am not missing key pieces of coverage.That said, from my understanding of the insurance markets basically different insurers like to spread their risk out across geography and asset class.

@Rachel Chioreanu unless your project is an apartment building or Class A SFR, a GC is usually a waste of money.What you probably really need is a Project Manager from a GREAT property management company.What's the scope of your project?
