I have a small 600sqft 1 bed/1bath, 2 story row house with a roof top deck in Federal Hill (21230) area of Baltimore City.

Tool wise all you need is a angel grinder with a masonry blade to cut and shape regular blocks for the back post.You could also easily replavce all posts yourself with 6 X 6 PT.

We are also planning to get a new deck next year on our house. 

@Evan Blade you can pull one off the net or BP file place BUT you should take it to a local real estate attorney.

I've seen a few people in my area insulate the floor of the attic before laying down the decking.

We settled on $90k with him paying closing costs (about $3k split between 3 of them), him building a deck and leaving a really nice shed/shop on the property.

It currently has an older deck on the back that acts as a fire escape that would need attention relatively soon.

Not to mention a deck and some yard work.It doesn’t feel like there is less than $5K worth of work to be done, but then again, I don’t have much experience in estimating repair/renovation costs.
