There are no add-on fees (you pay the same if you came in cold, or if you got referred), their fees stay the same for everyone no matter what, and they are very honest.

I looked into those markets for my group but unless you yourself can grind out your own wholesale deals meaning you run the skip tracing, you develop a list, and you cold call in hopes of getting a house under contract.

If all you are looking for is motivated seller leads, I would recommend not using an agent and building another pipeline via direct mail, cold calling, ect.

A big one is cold calling but things like mailers, door knocking, mass emails any sort of direct response marketing is great to find actual deals.
