I am two years into my career as a luxury RV salesman here in Bend and I am just beginning to pursue my longtime interest in real estate.

Needless to say, every time I walk in there now, whether for pick up or drop off, I get VIP treatment, they bend a lot of rules for me without me even needing to ask and they trip over themselves to help me.

They're usually ready to bend over backward to get and keep your business.  

The maximum length of the duct shall be reduced 2.5 feet (762 mm) for each 45-degree (0.8 rad) bend, and 5 feet (1,524 mm) for each 90-degree (1.6 rad) bend.

If they see that you are a future shark they will want to bend over backwards for you so that they will have all of your future listings.

They would have to bend a little just as I did. 

If it will take a hacksaw or a pair of pliers and bend of cut the legs to remove and replace whit the new one.  

I can tell by only this post you are willing to bend over backwards to succeed and are willing to put in the hard work.

Furthermore, if I look at this from a different perspective, we could assume I pay him a very generous cap rate (for South Bend) at 8% on the adjusted proforma and subtract the cost of rehab (50k) we would end up an offer which is highly unlikely to be accepted of ~110k.I am looking for feedback on a couple things here.Which method would you use to analyze this property?
