My theory is that 2 bed properties mostly serve the same guest avatar as single hotel rooms and 1 bed properties. 

I originally lived in it, but just bought my second property and moved out, and had someone move into my room (4 bed, 3 bath, all 4 bedrooms are rented out individually).

Currently, the City generally categorizes short-term rentals, such as Airbnb or Vrbo, as hotel, motel, or bed and breakfast uses because the lease period is less than 30 days.

I have a friend that recently purchased a 6 bed 3 bath property there and uses it as a short term place via Airbnb.

Hi James, With student properties the size really comes down to the number of beds.

3 Bed 2 Bath appeals to a large segment of the public, and ideally a family - ussually they stay for longer in the property.

Some of the "C' might even be "D" buildings but they are in "C" areas that are coming up, not down.
