I think the shift in demand is primarily due to (i) locals (within 2-3 hour drive) being more open to travel to further destinations despite the pandemic and (ii) significantly increased STR supply in the market (the number of permits in operations today are apx. 2x what they were early 2020). 

@Scott Trench I will say that on the pod casts, over the last year, I have seen a shift to a more conservative approach to investing from the refi to the max all the time and keep buying.

I've read all the books that assume i automatically know people with money.

I have never tested it in court but reviewing the lease it makes it clear that unless otherwise agree the rent is automatically increased at lease end to the weekly rate as its a beach property.

The rest should be done automatically, as long as you check the correct boxes or answer related questions correctly.

5 years is a lot of time for markets to shift and shift again.
