If you were to use the same accounts/credit cards for your personal expenses as you do your business, a tax auditor can make the argument that there's no way to prove that the business expenses are for business use because you've muddied the waters.

Take this for what it's worth...I have a friend who is an IRS auditor. 

Do the prior owners still own it (Auditor's office would know) or does the bank own it? 

I asked around and eventually asked the county auditor. 

If you end up purchasing a property for more than it is valued at by the local Auditor, your assessed value will increase either to what you paid for the property or very close, especially for a commercial property.
