And, a couple of things that you mentioned in your post, I would attribute to luck smiling upon you, but, in order to have luck on your side, you need to have prepared previously, and to therefore be in the very position to make it all happen.

Some of my best purchases have been properties that had unique attributes that positively impacted metrics most rely upon in their decision making and suspect some investors may have dismissed these properties based on quick rule of thumb underwriting.
