I wanted to update everyone that made mentions on here.I found out that the 5ftx132ft is an actual parcel owned by the Cleveland city (some how they declared it was vacant) I have to put in an applicaton to try attain this parcel.

There are a ton of positive cash flow opportunities for buy and hold investors in the state of Connecticut and you do not have to be in class D areas to attain positive cash flow properties.

It's always relevant to the area you are investing in. 2% is attainable, but most likely in areas with less appreciation.

Since then, I have come to love the podcast, and more importantly, the breadth of knowledge I attain from the podcast.

The basement is patently finished with ample room available for storage and there is a nice large yard.

The flame was just recently reignited and I'm fighting the urge to over analyze everything daily and I have to say that BP has played an incredible role in my action thus far and for that my future success will be forever indebted to both Josh Dorkin and Brandon Turner and the countless other seasoned investors imparting all their experiences with us.My REI goals are to focus initially on building my wholesaling business and build an incredible marketing system that allows me to do 1 to 2 deals a month until I can save and reinvest enough capital to be able to turn my strategies to fix and flips and ultimately build an incredible RE portfolio that brings in enough cash flow every month that will replace my income for my full time job so that I could focus that 240hrs/month on my REI business and to continue in my pursuit in attaining my Doctorate in Nursing. 

Because the tenant is active duty military it is a lengthy process leading up to the court date due to VA law requiring ample notification time through a Guardian Ad Litum. 

Don't let any of this persuade you from going for it - from what you've described, this sounds like a project with ample room for profit.  

I myself, don't know many places around that give you those returns in great neighborhoods, and has ample supply of homes for all investors to enjoy.
