I am Currently enrolled on a Real estate Broker course and learning a ton, so hoping to take the test next month.I have been looking at the BRRRR strategy but not having any rehab experience puts me somewhat hesitant to do this. is there any experienced Fix/flip investors out there willing to give a crash course to somebody looking to get started?

Banks were pausing on foreclosing during the crash on properties with large hoa balances (they already had too many properties)so the hoa’s were stuck with non paying residents since no one would bid on their hoa foreclosures since they all had upside down underlying mtgs.

IMHO: anyone hoping for a price correction better hope…There aren’t 1,000’s of other people waiting for the crash to either beat them to the deal or bid the price up Current owners don’t hear that rates will drop this year, maybe in a few months.

This is 100x more true if the property is in a C or D area.I'd suggest reading up on the topic on the forums, where you'll find many examples of inexperienced investors crashing and burning hard trying to do OOS REI...the story is usually the same--they had no experience with REI, they couldn't find any cashflowing properties locally, but they saw that properties in other states (often the Midwest) cashflowed well on paper.
