Lastly, I did come across a property listing where seller is looking to get out of a partially completed remodel and sell the property AS-IS, allegedly the property is $90k away from being completed. 

Tenant allegedly asks if they could paint the living room.

Presumably, the fan wouldn't be circulating air around anyway (if that's even a risk) as the thermostat is allegedly broken.

(Not giving legal advice I'm an insurance agent not an attorney) If you are sued and they allege negligence on your part they can pierce the LLC protection anyway is my understanding but you have to ask your attorney about that part.My bigger worry is in a claim situation with you having a policy in your personal name but the legal ownership in an LLC is the potential for the claim to be denied (at first) for not having insurable interest - you could fight thru to show you are the owner of the LLC thus the property owner and have an "insurable interest" entitling you to coverage BUT... do you really want to jump thru those hoops if the house burns down?

You didn't shut off the gas..... and she didn't notify you that there was still an issue.....when you were notified, you took care of it..... so how is this your responsibility to pay for the alleged hotel stay?

Additional scrutiny is unavoidable because of the ability for anyone (even anonymously) to lodge a complaint with the state's regulating department, and the allegation will be investigated.

However, as the time passed and I educated myself more, I realized that real estate investment and management is the right career path for me.Now I am aiming to get back into the industry through property management as I find that to be a quite interesting profession, for which quality firms are allegedly difficult to find (I say this through my own experience and through reading BP and listening to the podcasts).  

Allegedly, you can get investors to pre-pay for leads up front and use this to find leads via arbitrage.

These  alleged wholesalers are confident that as dumb as this tactic is, there may just be a bigger fool out there who will bite.
