I definitely agree with you on making sure that the project is entertaining the ones my wife and I did.

I would absolutely entertain the house hacking idea if not for my wife 2 children.

Would the partner entertain seller financing on their portion of the farm?

We are adding a STR to our portfolio in Arlington, TX in the entertainment district that is walking distance to Jerryworld and Globe Life Field & think we want to be available on several booking channels and would like dynamic pricing and a calendar sync feature  I saw a sales demo for Hostfully which ostensibly gets the property listed on multiple  channels and keeps the calendar straight to avoid double booking. 

Part of my strategy is finding rentals that I can license as adult family homes or senior care living.  

It's still something I'd entertain but since things slowed a bit, I didn't have a need to pursue this.

But in doing this, do I factor in the upper unit will have 2 tenants (1 adult, 1 child) and the lower unit will have 4 tenants (1 adult, 3 children)? 

- How do I lower the expectations of the owners children (they are adults) after the previous agent listed it at Zillow's full estimated price - despite the fact that nothing has been done to the house since their father/the widows husband died some years back.
