Thanks I would have to see if my commercial banker will take on customers outside of NC.Deals are ROE/RAROC price adjusted so pricing varies but an example would be 80%, 5/1, 240 am (possibly 300), prime plus a half or one percent, maybe a point to close.Cons: Not as aggressive of terms on the mortgage side.Pros: That commercial lender can accommodate the bigger deals down the road.

I would immediately let the Section 8 office know that this is unfortunate but you are not able to accommodate that lack of cashflow but that you are very interested in having a different Section 8 tenant that does have a 2 bedroom voucher move in.

What are some best practices you have used for screening international tenant applicants and accommodating their unusual needs/circumstances (i.e. diplomatic clauses in their lease, not having US-based credit or cosigners).

Dillard mentioned It looks like in the commercial world guys may trade one marble for a sack of marbles.. but Bill Exeter is a sponsor and he is a 1031 expert / accommodator.. so I suspect that happens.on a SFR I would think the trading aspect could be a little tougher.and now that I come to think of it..

@Dan White first I will talk to local bank, see if they will accommodate Seller financing as commercial loan.
