Wheatie,I forgot to ask: So now I know that Sub-to is not the technique to use for a short sale. then, hypothetically, what would be the way to proceed on a pre-forclosure like this with high equity?

I would never leave my wife to advance my career.There are a lot of investment techniques (double-closing, assignment of contract, bird-dogging, etc.) that allow you to get into investment without putting your money and credit at chance.

As far as the “make you an offer” goes… we do make an offer in 24 hours… using any and every buying technique that is out there….

Also, the property should not be in a depreciating area… This technique is not any different than someone buying a rental using 100% financing.

At least until you can replace yourself and your techniques for finding deals.John Corey

Use the shot gun technique.

Other than that, the good old credit repair techniques... but most take time.

Just getting my marketing in place and have yet to make my first deal using those techniques.
