I was in touch with a lot of agents I even have a folder with all the pics and contacts but I have not done much with it, I have been very busy trying to fix a rental property and also been quite involved with this crashing market since January ( my stocks took such a hit , I have lost all motivation).

@Adam Eckhoff I personally prefer real estate over stocks because it gives a quicker return on cash in your pocket (unless you are a skilled day trader/options trader).

😀So I speak with some actual first hand investing experience.It’s is never as good as some think and it is never as bad as some think.While some big name syndicators have crashed and burned, the truth is this only represents a small share of the market.The overwhelming number of MF properties are owned by long term owners with fixed rate debt and Billions in Equity - those people are not in trouble.I believe perhaps 10% of the MF stock is owned by syndicators.

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.
