I was considering further south in Western NC but I have heard there are some hot markets in VA.

Thanks @Michael Wagner It's definitely intriguing and since I'm in the early stages of my research, doesn't require a total re-think.As of now, we are planning to move to the western NC / Asheville area.

I used to have an STR in Beech Mountain NC and it was good year round. 

More rural Georgia or North Carolina, or ever a suburb of Cincy or Minneapolis.

I’m in Goldsboro NC.

Due to the economic development trends and business friendly policies within NC we here in Raleigh are set up for better probability of success than most markets in the country.

I go to GV/NC once a week, sometimes twice. 

Actually you can make any market, okay almost any market except CA, NY, WA, IL that type of market is very tough to cash flow, but for AZ, TX, FL, GA, NC, you can make those markets cash flow.
