The general advice is that you want to elect to get taxed as a sole propertier/partnership if you are doing buy-and-hold.

You'll still have buyers but not as many as you would during the spring(closing by the beginning of summer when school is out) & summer(moving before school starts).You're also approaching election time.

Usually this is where you could look back at other cases to see what juries/judges had decided.However, there is not a ton of case law to set president  nationwide.

As long as you don’t plan to run for president, she’s a a choice :-D
