regarding roofs  pray for hail storms and then replace .. in those type assets that are really priced for cash flow.. values will rise only when rents rise.. as non of them will ever go owner occ.. at least that is generally what happens with this type of housing.. the value play is the tenant pays off your home and your home generates enough cash flow to break even at best and feed it a little bit over time.. then at the end of your mortgage term 30 years you now have say 2 mil of paid for assets the real money is made on these assets cash flow wise ONLY if you pay cash IMHO

A couple of thoughts that might help.I recast a loan at a point where I had paid enough extra to allow recast (I think it was $5k over).

I have never had an issue being paid, so I cannot weigh in on that topic. 

I suppose in the end, it paid off in saving my life.Allow me to backtrack, back to the beginning, two years ago.

They are definitely getting paid for it. 

I think Collin is being a little tongue in cheek with the Boone's Farm comment.I work with a local, large wine store, wait for their semi-annual sales when they compound discounts and buy 2 cases of each (white & red) for the largest discount.Basically I'm setting out wine that retails for $11-12-13 that I have paid $7-8 a bottle.  

I've only ever had one borrower who fell behind in payments, in which case, I paid him some cash to move on, and got a new buyer within a few weeks.

@Nate LaBlance while @Stuart Udis has some great advice, we do NOT recommend letting an agent do your tenant screening.First off, they have a CONFLICT OF INTEREST - they don't get paid until they place a tenant.

When I told her that we already had her try again and I would prefer if she just paid me back for the handyman services I had to incur after the first round, she stopped communicating with me. 

Better to have half a dozen high end paid for props that take very little work and not so much drama..
