Before the high and mighty stealing your equity group jumps on me, he literally said to me I just want enough cash to pay for a new pool, there's no such thing as low-balling me (interesting negotiation tactic but I'm not complaining). 

Cash for keys and any other tactic isnt good as these tenants cant be trusted and are now making sure everything gets delayed, claiming all kinds of hazards etc.

In my opinion, the time you make that decision is when the income from real estate replaces or over powers your regular income from a current job.

I am sure this is a required tactic to get more, but there is also probably a no lower than number for them.

No one is forcing these people to sell, I never use any kind of high pressure sales tactics.

In my experience people who have money and can't pay rent also just can't get up and move on a moments notice and string their landlords along using all of the same tactics.

I been doing some wholesaling lead tactics and got one that just came in, in the Harrison area.

It's kind of a scorched earth tactic.
