Some FAANG stocks down 30% since August.It/they still may have room to fall, but at least with limits, you can have a make me buy (vs make me move) price you set without emotion and with some control vs blind end of day priced mutual fund investing.

I’m at the very front end of my journey but I’m working hard to narrow things down so I’m not shooting blindly into the night.

I personally would want to live in an area for several months before buying, rather than buying blind. 

We see LOTS of agents wanting to "wholesale" because it is a blind transaction and the seller has little or no idea what they are paying for the "service".

It is one reason I've avoided 'blind' property investing in an area without a longer term commitment to build such a team.  

Instead of blindly deciding between a Big vs Small Bank, I have experienced, that sometimes Big V Small doesn't mean much.

I have an application in front of me now where a prior landlord gave her a bad report because the vertical blinds were missing and an "excessive carpet cleaning" charge on move out.

Need to work on some areas where I can add value for some people instead of blindly looking for mentors.

Don't get me wrong, do not blindly jump into something with no research, but ignore the people on here being condescending.
