We are going to be taking out some equity, no not a heloc, so that we can do some remodeling on our personal residence kitchen.  

There is no law saying you can't have 2 kitchens in your home.We have this in our home in PG county, we don't call it and ADU or a 1 bedroom apt.

We hired Bildwise for a renovation of our 1965 single-family home that included complete electrical rewiring and updating, roof replacement, light kitchen and bathroom remodeling, new flooring, new interior paint, and masonry repair.

I listen to it in my car on my way to work, in the kitchen, while multitasking and more.  

After framing out the access to the room from the kitchen, I added some dry wall and voila - my 4/3 is now a 3/2 with a STR studio.

Also, I have seen properties with so many beds and the listing advertise a max of 10-12 people, but their kitchen table only has 6 chairs.

Has new flooring and appliances but kitchen and baths are original but well maintained in above average condition.

Then surprise her with request to have her show you her kitchen, bathroom and living room. 

We have a ton of games for those rainy days, a 3-1 game table (bumper pool), but the thing we get the most compliments on is the kitchen amenities.

If you have a 4 bedroom, 2 bath SFR, and suddenly you can rent to 8 people, not only are you asking for 8 cars around 1 property, but you'll have 4 people using 1 bathroom,  you'll have 8 people sharing 1 kitchen, 8 people sharing 1 laundry room, 8 people sharing 1 or two living rooms.
