I took the broker's test, aced it in under an hour, the agent's test is not hard at all, the broker's test is more to law and regulation and still isn't hard.Investors don't need all the info in a broker's class, just need to be aware of relationships so they don't step in it and tick off some broker which will cause all the agents to hear about you, you don't want that in your community.

Are you adding the leasing fee in under miscellaneous expenses for the year or would you up the PM % to mathematically cover the possible leasing fee each year (or two years).Example: SFH rents for $700/month.

I allowed a couple of tenants to move in under this arrangement. 2 of them followed through with their word, the other 2 never paid a penny after their initial payment of $780 and it took 6-8 weeks to evict them.

Rich and others, I would also like to point out that I used some borrowed funds for this project, so my return is much higher than 25% (more like 40%), and it was done, acquisition to sold, in under 3 months, which is an annualized return of well over 150%!
