For this reason It makes sense for me to invest in another province in an area that is much more affordable and laws are a little bit more sensible.

Ignoring this, say I am biased but I really like Alberta as we still have great affordability compared to other provinces, landlord-friendly tenancy laws, lower taxes and very strong population growth right now.

Eastern (Atlantic) Canada has some hot markets and even though Canada and US have a tax treaty, you'd be subject to that province's income tax rate...which is very high in Atlantic Canada provinces. If you're really interested in this route though, definitely contact a Canadian/American cross-border specialist (attorney/accountant).

Foreclosures in Canada

Pascal:Not all provinces in Canada use judicial foreclosure - about half use contractual power of sale. You are not going to find the lists and websites of forthcoming foreclosures here in Canada due to both privacy law and the regulatory/compliance obligations of the lender ... that and mortgage default is less common here. Here you will typically find out about a foreclosed property or mortgage sale a few weeks before the auction when it is published in a local newspaper or the Royal Gazette (or equivalent) for the province. When you see a listing on MLS or Kijiji which indicates the property is a foreclosure, that property likely has already been to auction - and didn't sell - and was subsequently listed with a real estate agent.

Wholesaling - is it legal in Ontario? My lawyer says NO!
7 February 2017 | 15 replies
I met with one this past week, and he pretty much shut down my business idea immediately, quoting sections from the Real Estate and Business Brokers Act of 2002 which provides a *very* broad definition for the word 'trading', and goes on to say that nobody may trade real estate in the province of Ontario who is not registered as a broker or salesperson working for a brokerage, or who is otherwiese 'registered' as defined in the Act.Here's a link, see section 4 subsection 1:http://www.e-laws.gov.on.ca/html/statutes/english/elaws_statutes_02r30_e.htm#BK6Now I will fully admit that the attorney I met with didn't seem to have much experience dealing with real estate investors - perhaps I should have screened him more carefully.
